The accommodation is very flexible, you will see that we have used many of the rooms in different ways than the original design. Entering the Front Door of the house that is protected by a free standing Porch. You enter the large Hallway with double height vaulted ceiling and full height fully glazed front wall.

The floor is covered in the finest Italian tiles, the walls are
panelled as is the under ceiling of the gallery above.

The main living rooms are all upstairs to take the benefit of

vaulted ceiling that gives a great sense of space and light.

There is a large terrace beyond full width bi fold doors that overlooks
the pool with stairs down to the garden and BBQ area.

The Kitchen is fantastic, well planned and has masses of marble work top,
almost every appliance you can think of and hi tech units to house all your
cooking equipment and ingredients. A pantry and walk in store room add
to the available storage space. Glass fronted display cabinets wine rack and
breakfast bar add to the convenience.

The family room is focused on a centrally mounted TV with a small monitor set
visible from the kitchen area. A computer station and store cupboard with phone point acts as the administration center for the family!

In addition there are two large walk in dressing rooms both fitted with extensive ranges of built in shelves drawers and hanging space along with a stunning en suite shower room with all glass shower cubicle, WC and wall to wall vanity unit with full wall mirror and glass fronted cupboards.

Heat Pump, heated floor, Towel rail and Infra red heat lamp ensure
you will always be warm!

Off the entrance hall on the Ground Floor a door opens to the
large Double Garage with twin remote Control Electric doors. 4 Large Storage cupboards.
A f urther door leads to the Gym with Double
French Doors to the Rose Garden.

The LODGE Suites

Each suite consists of a fabulous large, air conditioned bedroom with en suite shower room and a separate sitting room with breakfast dining area. Both have access to the private pool complex with sitting areas for enjoying the Bay of Islands sunshine.

The Red suite opens directly onto the pool area and has a separate entrance.

The shower rooms both have heated floors, towel rail and Infra red
heat lamps ensuring you will always be warm!

They lend themselves to use as an alternative master suite and guest
suite or one could easily be converted into a self contained 'granny flat'

The Hall continues to give access to the rear stair and back door that leads onto a deck with steps down to the garden.

Off the Hall at this point is a Laundry Room/Bathroom with tub, built in
Washing machine and dryer. WC, wash basin and shower.
This room is effectively the Ensuite to the final Bedroom

Bedroom with French Door to private deck step down to garden
and access to two store rooms.

One of these store room holds the Water Processing plant, massive
filters and a big UV steriliser unit ensure we have a pure and safe
water supply to commercial health standards .
