A1 There is a simple explanation. Sadly, I have developed a serious Heart problem in the
last few months.
My medics advise me to adopt a far easier lifestyle and therefore running a Lodge
on 11.9 hectares of land is not a real option.
A2 As I state above with the Heart problem it has become more important to sell and move on
than try to recoup our investment.
To get a fast sale, we have dropped the price. Someone will get a
bargain and hopefully I will,
without the work level involved, get a longer life!
A3 Any large property is a lot of work but Killara isn't too bad. The Gardens are all low maintenance,
the lawns are cut using a
massive ride on mower in a couple of hours. The house has no draughts and
so no ingress of dirt and dust.
The rest is what you buy a lifestyle block for, farm it, graze it
or use it for your own particular form of enjoyment!
A4 The river is over 15 metres lower than the house so with the slope there is no chance of
any floodwater affecting the house.
The river itself rose some three metres during the worst storm
last year but this didn't even flood the lower pastures.
A5 The soil is volcanic, it amazes us by being incredibly fertile and very well drained, so much
so that you can drive a
heavy vehicle anywhere on the site just hours after the
heaviest rain, we get NO mud, the gateways stay firm and no puddles form.
Exactly as you would esxpect on a the site of an old orchard. Perfect growing conditions!
A6 Originally on the site and somewhere still in the structure of the house was the old orchard
barn made out of
Batten and Board. When the planning application was made to extend
it the Architect apparently agreed to keeping
the new house in the same style. The walls are
very high tech using a cement based board material over a timber
frame with insulation and vapour barrier. Even the battens are synthetic material not timber.
It is built of fully permanent materials.
A7 We too love the idea of a house sitting on a cliff top looking out over the never ending sea
but in reality living
there is not so easy! To get the view the house has to be exposed
to the elements far more than we are at Killara.
The sea air is corrosive, paintwork, furniture and curtains all suffer badly whilst the land
is far less able to support
plants or livestock. With the current climatic conditions we believe
it is far better to be inland and have a nice boat in
the marina, which is just minutes
away, to fully enjoy the BOI. Farming and grazing near the coast is very poor due to
the sea air, the land is only about 30% as productive as here so if you
want a good lifestyle block avoid the coast.
A8 Both sections are superb and undervalued today, both have sensational building sites and the
future opportunity to split
further as the overall plan changes. Access to them will not be noticed
from the main house and like all land will
appreciate in value particularly if you did
some development work on them. Watch them grow in value or complete
the
development and sell them off!.
A9 All the light fittings, Kitchen appliances, Carpets and Curtains are included.
The fixtures, fittings and all the Lodge room furniture is included. Some of the furniture may be
available at negotiation.
Mowing and grounds equipment is all available at negotiated prices.
A10 In New Zealand a 20m strip exists along almost all the waterways as public land, the Queens Chain.
In reality we have about 1200m of river frontage along our boundary but this strip of land is ours to care for and use.
We cannot stop the public using it but in fact it is very difficult to access, the river is shallow with a couple
of nice deeper swimming holes and winds for miles. You cannot build on the Queens Chain land it
but it is part of your grazing or garden area.
A11 With three superb Qualmark 5 Star suites in such an idyllic setting initial bookings have been very good,
we charge upto $380 and $300 per night
for the suites. A lovely Continental breakfast is supplied
along with a Bottle of NZ Champagne and
Local Chocolates as a Welcome pack.
Overseas buyers without approved NZ residence can look at the Long-Term Business Visa and
have three years
to prove that that investing in a Company owning Killara as a profit making
operation would meet the criteria
and would enable you to get full NZ Residency.

A12 It was polluted, when it was an orchard, we have totally failed to get any help to sort out the problem.
The water tanks have been
cleaned, a new collection system that exceeds the new Building Standard
has been fitted.
The source of the pollution has been identified but the cost of its removal is considerable.
We also had a Maori Curse romoved which has changed our lives but we still have big problems!
